$400K in Kingwood vs. Atascocita: Where Does Your Money Go Further?

by Steve Spicer

If you’re considering a move to Northeast Houston, Kingwood and Atascocita may both end up on your shortlist. They’re close geographically, but the homes, neighborhoods and buying experience can feel quite different.

So, what can approximately $400,000 buy in each community?

To answer that question, I reviewed recent closed sales and current active inventory in a comparable price range. The objective wasn’t to declare that one community is universally better. It was to identify the tradeoffs buyers are likely to encounter when shopping with roughly the same budget.

Comparing Recent Sales Around $400,000

For this comparison, I examined single-family homes in Kingwood and Atascocita with prices approximately between $375,000 and $425,000.

Among the recent closed sales included in the analysis, the median Kingwood home sold for approximately $395,000 and contained about 2,735 square feet. The median Atascocita home sold for approximately $405,000 and contained about 3,065 square feet.

That represents a difference of roughly 330 square feet in favor of Atascocita.

The median Atascocita sale was also newer. The median year built was approximately 2004, compared with 1995 for the Kingwood sales examined.

Price per square foot showed another meaningful difference. The Kingwood median was approximately $141 per square foot, while the Atascocita median was approximately $128 per square foot.

Based on those recent sales, Atascocita generally offered more interior space, a newer home and a lower price per square foot.

Current Inventory Tells a More Complicated Story

Closed sales show what buyers recently purchased, but active inventory shows what today’s buyers can actually choose from.

At the time of this comparison, the median asking price was approximately $390,000 in Kingwood and $399,000 in Atascocita.

The median active Kingwood home contained approximately 2,932 square feet. In Atascocita, the median was approximately 2,969 square feet—a difference of fewer than 40 square feet.

That means the size advantage visible in the recent sales was much less pronounced in the active inventory.

Atascocita’s active homes were still newer overall, while Kingwood continued to have the higher median asking price per square foot. However, the current choices demonstrate why buyers shouldn’t make their decision using community-wide averages alone.

The particular homes available when you begin shopping can change the comparison significantly.

What Might $400,000 Buy in Kingwood?

At this price point, Kingwood buyers may find established homes with mature trees, traditional neighborhood settings and access to the community’s trail system.

Some homes may offer renovations or distinctive architectural details. Others may require buyers to budget for updates, maintenance or major systems associated with an older property.

Kingwood is not one uniform housing market. The villages, subdivisions, flood history, tax rates and property conditions can vary, sometimes from one section to another.

What Might $400,000 Buy in Atascocita?

Atascocita may offer newer construction, larger interiors and more modern floor plans at a similar price.

Depending on the subdivision, buyers might also find larger kitchens, open living areas or newer major systems. However, homeowners-association fees, tax rates, commute patterns, lot characteristics and neighborhood amenities still need to be evaluated property by property.

Atascocita also encompasses several distinct neighborhoods. A home in Eagle Springs may provide a very different experience from one in another part of the Atascocita area.

Where Does Your Money Go Further?

If “further” means more interior space, a newer home or a lower price per square foot, the recent sales gave Atascocita an advantage.

If it means Kingwood’s established setting, mature trees, trails, village structure or a particular location, a buyer may willingly trade some square footage or age for those benefits.

The real question is not simply which community gives you more house. It’s which tradeoffs best support your lifestyle, commute, budget and long-term plans.

Compare the Homes, Not Just the Community Names

Market statistics are useful for identifying patterns, but they don’t choose the right home for you.

Before making a decision, compare each property’s condition, flood history, insurance considerations, taxes, homeowners-association costs, commute and potential maintenance needs. Those factors can matter more than a difference in square footage.

The homes discussed in the accompanying video are legitimate examples based on recent sales around the $400,000 price point. Exact closing prices and identifying information have been omitted. Market conditions and availability can change.

If you’re considering Kingwood, Atascocita, Humble, Porter or another Northeast Houston community, I’d be happy to help you compare the options.
